Eden Meander is a 30 817 m² open-air lifestyle centre carrying roughly 47 stores. Leaf litter, wind-blown debris and rain ingress land in the walkways daily rather than being contained by a sealed mall; the parking is on-grade and extensive; and the centre trades seven days a week into a Garden Route holiday market, so weekend and public-holiday cover is not an optional extra — it is the peak. This costing is built on that, not on a generic mall rate.

Each of the above can be quoted on request and run under the same contract. Moolman Group does not publish a common-area or flooring schedule for Eden Meander and we have not assumed one — on acceptance we walk the centre with your centre manager, measure and photograph each area, and the signed schedule becomes an annexure to the contract. The tendered price does not change as a result of that exercise; it is built on the staffing establishment, which is what actually drives the cost.

How we clean it — surface by surface

Method: Dust-mopped end to end with a treated flat mop before doors open, working in one direction so soil is carried off the floor rather than pushed around it. Damp-mopped from a double-bucket unit with the water changed at every zone. Spills spot-cleaned on call through the trading day. Machine scrubbed weekly with the walk-behind auto scrubber and burnished on the main runs; grout lines and tile edges detailed on a rolling four-week cycle so every run is done once a month.
Chemicals: Neutral floor cleaner for daily mopping, low-foam machine detergent in the scrubber, degreaser for gum and food marks.
Equipment: Walk-behind auto scrubber (T600), high-speed scrubber, double-bucket mopping units, flat dust-mop system, colour-coded cloths, janitorial trolley, caution signage.

Method: Same daily cycle as the main mall but scheduled off-peak, because these runs take less foot traffic and more trolley traffic. Wheel marks and scuffing are spot-treated at the time rather than left for the weekly machine pass. Grout is the first thing to show here, so the rolling detail cycle runs weekly on corridors instead of monthly.
Chemicals: Neutral floor cleaner, degreaser for wheel and scuff marks.

Method: First and last job of the day, and the first stop on every service round. Matting lifted and vacuumed, the well beneath vacuumed out, frames and bottom tracks wiped, then the threshold tile damp-mopped. In wet weather the threshold is worked continuously and additional caution signage goes down. Matting extracted weekly with the carpet and upholstery machine.
Chemicals: Neutral floor cleaner, glass cleaner on door glass and push plates.
Equipment: Wet-and-dry vacuum (60 L), carpet and upholstery extraction machine (Predator), double-bucket mop, window kit, caution signage.

Method: Blown down and swept to the kerb before opening and again before close. Grates lifted weekly, the leaf and grit cleared out of the channel below and the surround disinfected; through the rain season this moves to twice weekly. Blocked channels are why open-air walkways flood, and that is a cleaning failure before it is a plumbing one.
Chemicals: Disinfectant on the grate surround after clearing, degreaser on spot marks.

Method: Swept and blown down morning and afternoon and litter-picked on every round. Bird fouling, gum and food spills are lifted the same day, not left to bond into the brick. Shaded runs hold algae and traffic film — visible in the photograph where the shade line falls — and those runs are logged for periodic deep wash rather than being scrubbed daily, which only drives soil into the joints.
Chemicals: Heavy-duty degreaser on oil and food marks, phenolic disinfectant on fouling and spillage, algae treatment on shaded runs.

Method: Full litter sweep of bays, islands, kerbs and trolley bays before trade and again before close, which on this centre is the single largest daily labour item. Trolley bays cleared and returned trolleys wiped where soiled. Drain runs and channel grates kept clear. Oil marks spot-treated as they appear rather than left to soak into the paving.
Chemicals: Degreaser (spot treatment on oil and fuel marks).

Method: Opening full clean: WCs, urinals and basins cleaned inside and out and disinfected, descaled where the water demands it, cistern plates and chrome polished, dispensers restocked, sanitary bins checked and floors mopped. Scheduled service rounds follow through the trading day, each signed off on a check sheet with the operator's name and the time. Grout scrubbed weekly, by machine on the open floor and by hand at the edges and behind the pans.
Chemicals: Acidic toilet cleaner and descaler (Bowlcid), disinfectant, neutral floor cleaner, glass cleaner on mirrors, air freshener.
Equipment: High-speed scrubber, double-bucket mopping units, hand brushes, colour-coded cloths and mops reserved for ablutions and used nowhere else in the centre.

Method: Touch points wiped and disinfected daily — door furniture, push plates, light switches and the tile band at hand height, which is where marking actually occurs. Full wall wash to 1.5 m on a monthly cycle; wall surface above that line is quoted on requirement. The junction where wall tile meets floor tile is detailed weekly, because that is the line an inspector looks at first.
Chemicals: Neutral detergent on wall tile, disinfectant on touch points.
Equipment: Colour-coded cloths, double-bucket mopping unit, hand brushes.

Method: Wiped daily with a dry microfibre worked in the direction of the grain to lift fingerprints, then polished weekly. Never cleaned with abrasive pads, scouring cream or chlorine-based product: all three pit and haze the finish, the damage is permanent, and on a mirror finish like the one photographed it is visible from across the mall.
Chemicals: Stainless steel cleaner and polish (3M). No chlorine, no abrasives.
Equipment: Colour-coded microfibre cloths reserved for metal, applicator cloths.

Benches, litter bins, planters, bollards and public furniture
Method: Benches wiped morning and afternoon, with the gaps between the timber slats brushed out — that is where crumbs, grit and wrappers collect and it is the detail most often skipped. Bin bodies wiped daily, liners changed before they fill rather than after, and the aperture and lid wiped because that is the part the public actually touches. Bins are washed out on a set weekly cycle at the refuse point, never in the walkway.
Chemicals: Neutral detergent, disinfectant on touch points, furniture polish on sealed timber.

Method: Common and entrance glass cleaned weekly to a working height of 1.5 m, both faces where accessible, with frames and bottom tracks done at the same time so marks do not run back down onto clean glass. Hand marks at door height spot-cleaned daily. Common walls and face brick brushed down to the same 1.5 m line. Cobwebs cleared on sight within that reach. We do not clean tenant shopfront glass or signage of any kind, and no part of the monthly fee assumes work above 1.5 m.
Chemicals: Glass cleaner (Windolene); neutral detergent on common wall surfaces where marking requires it.
Equipment: Window cleaning kit (applicator, squeegee, scrim), colour-coded cloths. No access equipment is assumed, because no work above 1.5 m is priced.

Method: Dusted and wiped down monthly to a working height of 1.5 m. Bird fouling removed the same day it appears. Not cleaned with solvent and not hit with high-pressure water, both of which lift the sealer and leave the timber to grey off unevenly — a cleaning contractor can cost a landlord a re-oil that way.
Chemicals: Neutral detergent, well diluted. No solvent.
Equipment: Soft brushes, colour-coded cloths.

Method: Litter and leaf lifted out of the beds daily. This is a cleaning task and not a gardening task, and on open-air centres it is the one most often left to fall between the two contractors. Bed edges and the paving strip against them are swept so that leaf litter does not simply blow back out across the walkway, and planter rims are wiped.
Chemicals: None. Litter and organic matter removed by hand.
Equipment: Litter pickers, hand brushes, blowers on low setting, refuse bags, external equipment set.

Method: Swept and mopped daily. Refuse points cleared down and washed daily and bins washed on a set cycle, with spillage and leachate removed rather than hosed into the drain. Delivery routes kept clear at all times. Caution signage placed while the floor is wet and collected once it is dry — signage left standing after the floor has dried stops being a control and becomes a liability.
Chemicals: Heavy-duty degreaser, disinfectant, phenolic disinfectant (Black Fluid) at refuse points and drains.

Where the daily cycle stops
Restoration work, quoted separately under 5.1
Daily and weekly cleaning holds a surface at the standard it is handed over in. It does not recover a surface that has already gone past that point. On the paving in particular, a periodic high-pressure restoration wash is the correct treatment and it is not carried inside the monthly fee — it needs the right machine and it needs the centre closed or barriered.
The same applies to height. Our operators clean to a working height of 1.5 m. Everything above that line — high-level windows and glazing, skylights, soffits, light fittings, vents and any ordinary surface out of safe reach — is a working-at-height task with its own method, access equipment and risk assessment, and it is quoted against the requirement rather than averaged into a monthly fee that may never need it.
We would rather price that honestly as a separate item than pretend a push broom will do it. On acceptance we walk the centre with your centre manager, agree the condition each surface is handed over in, and photograph it. That signed record becomes the benchmark the monthly service is measured against, and it protects both of us.

The price is built on this establishment. The morning and afternoon shifts hand over at the midday changeover, so cover runs unbroken from opening to close. The team leader is a hygiene controller drawn from the operator complement and carries a controller allowance on top of the operator wage; she holds the shift when the supervisor is off site, including weekends and public holidays. Sunday and public-holiday hours are paid at the statutory premium and are already inside the monthly fee — there is no separate public-holiday invoice.

  • A no-show is flagged the moment the shift starts and covered the same morning — you do not find out at month end that Sunday ran short.

Koreserv supplies, insures, services and replaces all of the above, and the cost is carried inside the monthly fee. There is no deposit, no capital contribution and no separate equipment invoice; the equipment remains the property of Koreserv Commercial (Pty) Ltd throughout. The gardening and external set supports the paving, bed-edge and parking litter and leaf load inside the cleaning scope; the carpet and upholstery machine covers matting, soft seating and any carpeted common area.

A safety data sheet is held for every chemical carried onto site and a copy of the pack is kept in the on-site file for the centre manager and any inspector to consult. Also annexed: the Occupational Health and Safety file compiled under Act 85 of 1993 (Annexure H5, 69 pages) and the Environmental Policy (Annexure H4). Chemical selection is confirmed against the signed surface schedule; where a greener equivalent exists for a given task, it is specified in preference.

Wages are quoted on the gazetted rates for contract cleaning as amended and the statutory load is carried in full, so there is nothing sitting outside this figure that lands on you later.

A cheaper tender on this site is almost always a tender that has under-provided for Sunday premiums, leave cover or the statutory percentages — and that becomes the landlord’s problem, not the contractor’s.

Miss an agreed standard and we remediate at our cost — extra resource or a re-clean, no charge to you. This is a wage-based contract and South African labour law does not permit deductions that in effect come out of employees’ wages, so we do not offer service credits. The short first term and this remediation commitment are what we offer instead.
